3DReid is delighted to have two projects shortlisted at the Scottish Property Awards 2018.
The Scottish Property Awards recognises development projects and people in commercial and public building across Scotland. 132 Princes Street, Edinburgh with Hazledene House Ltd is a finalist for the Architectural Excellence Award (Commercial Use) and Courtyard by Marriott, Edinburgh with Chris Stewart Group is a finalist for the Development of the Year Award (Commercial Buildings).
132 Princes Street, Edinburgh
A sensitive £2 million conversion of 132 Princes Street, three of the few remaining original Princes Street townhouses, to office use. By converting the vacant upper storeys of the B-listed buildings and adding a contemporary extension, 3DReid has created 15,810sqft (Gross Internal Area) of light and practical quality office space for Hazledene House Limited.
A key driver underpinning the scheme has been to expose and enhance the historic fabric of the existing building to create character speculative office floorplates. On a more pragmatic note, the specification within these areas has been developed so as to creative viable areas, offering ease and flexibility of prospective tenant fit-out.
One of the most prominent features of the scheme concerns the additon of a contemporary extension to the rear of the existing building.The design of this was a matter of significant sensitivity on various fronts. From it being an extension to a B-listed building, situated in the heart of the World Heritage Site, to the proximity of residential properties, whose aspect and amenity required to be preserved.
