The existing building was not listed or in a conservation area and the mix of retail, office and residential uses surrounding the site made it ideal for residential conversion in this well-connected area.
The structure was retained, with full refurbishment and refitting of the interior, including plan rearrangements to maximise value. The building was extended to the rear and an additional set back penthouse storey added providing fine views over Westminster. The dated and tired façade was demolished, and a new contemporary architectural solution was implemented which respected the existing structural grid to provide an quiet elegant aesthetic. A palette of reconstituted stone, red brickwork panel and glazed juliet balconies reflect the high-quality aspirations for the building.
